We are selling three plots of land located about 100 meters above a small pebble beach in a charming tourist resort not far from Rogoznica. With their elevated position and close to the sea, the plots are adorned with truly remarkable, comprehensive views. Another benefit is that they are toward the end of the building zone, which means that the lands above them are no longer eligible for construction.
The offer includes three neighboring plots, between which there is a plot about 3.5 meters wide that would be intended for an access road. Individual offers are:
GZ 1 - this plot of 735 m2 has an almost perfect rectangular form and is only about 95 meters above the clear blue sea and the aforementioned beach. The price is: €220,500
GZ 2 - This land is immediately adjacent to the previously described plot, therefore it is at the same air distance from the sea and the beach. It has a total size of 692 m2 and is priced at: €207,600.
GZ 3 - this plot is positioned above the preceding two. So, this land is about 125 meters from the sea and is at the very top end of the construction zone of the settlement. It is 654 m2 in size and costs: €196,200.
According to the information from the valid spatial plan of the municipality, the construction of a free-standing building with a maximum of three floors is allowed on these plots: ground floor + two upper floors, with the caveat that all buildings can be built with a basement and a lower ground floor while respecting the given heights. In this situation, the maximum height might be V=9 m or V=10 m on sloping ground. The construction coefficient (kig) might be as high as 0.3.
